We create a “LEGO Kit” for the owner, including the thorough Bill of Materials, detailed MEP Installation Drawings, and System Layout Points that correspond 1-to-1 with each drawing, saving tons of time and confusion. After equipment buyout by the Owner, Contractors bid on the “LEGO Kit,” providing a detailed price/unit breakout that follows the owner’s purchased material quantities.
This is an immensely valuable step that builds on the accuracy of VEC’s drawings and models; Owners will be able to precisely estimate labor and material costs for future design changes, preventing dishonesty on the side of the contractor. Contractors, meanwhile, enjoy far less overall risk; although there’s no room to inflate costs, there’s also nearly no chance of losing big money based on early, lump-sum estimates.
To aid in installation, we provide an on-site, Robotic Total Station that puts BIM and Layout information at the construction team’s fingertips.
Any owner-driven changes become new, fully
coordinated construction models, with detailed, estimated cost impact reports. If owner approval is granted, we’ll revise the installation “Lego Kit” and issue a CCO to the impacted contractors, using the initial price/unit breakout they provided (with escalation, if applicable).
We use 3D laser scans and/or 360 Photogrammetry throughout construction for QA/QC, as well as for progress tracking and as-built documentation, making maintenance and future work on the project a breeze.
The hand-over to the Owner and Operations Team includes fully coordinated models and drawings that accurately reflect
the as-built condition and support custom HMI integration. These will be used for future facility improvements over the building’s lifecycle, which — along with maintenance — can make up some 70% of a project’s total cost.
